The Proposals

This brownfield city centre site is located three minutes’ walk from Nottingham train station and is bounded by Crocus Street to the north, Newthorpe Street to the east and Meadows Way to the south.

The building is proposed at 8 storeys and would include circa 190 new apartments to help meet Nottingham’s housing need. The mix will be split between one-bedroom and two-bedroom apartments, which will contribute to the city’s overall housing stock mix and demand for units of this size.

The ground floor will include a lobby for residents to access their homes on the first to seventh floors. This will be located on the western side of the building facing Arkwright Street.  Residents living on the ground floor will access their apartments directly from street-level, giving Waterway House active frontages on Arkwright Street, Newthorpe Street and Waterway Street.

Design 

  • This important junction including the Metro route leading in to the city centre, the design of the building is intended to mark this transition between the Meadows suburban scale and the city centre civic scale.

  • To respect the local architectural character, Waterway House will utilise design features and materials that reflect the surrounding area, referencing the nearby Victorian buildings through the use of inset windows, brick colours and detailing which characterise this part of Nottingham.

  • The city councils design guide proposes the layering of the building so that it has a clear ‘base, middle and top’. The design adopts this logic but also seeks to give the facades a vertical emphasis through articulation of each structural bay.

Travel

  • Waterway House is situated in a highly accessible location within Nottingham City Centre, a three-minute walk to Nottingham train Station for national rail and local tram connections.

  • The site is also a short walking distance from bus stops on Arkwright Street and Meadows Way, which residents can use to access local services across the city.

  • As well as the availability of local services accessed by foot, the proposals include secure cycle parking spaces, ensuring residents can use bicycle to make local trips.

  • There will be a small number of residents’ car parking bays, including provision of disabled parking bays and EV charging points, with access from Crocus Street.

Sustainability 

  • In line with Nottingham City Council’s commitment to become the first carbon neutral city in the country by 2028, the homes are designed to use renewable energy, such as including through solar panels.

  • The development will also deliver a Bio-diversity Net Gain on the site by incorporating green roofs into the design.

  • As part of the remediation of the existing site, careful consideration will be given to embodied carbon and, where possible, materials could be recycled and incorporated as part of the proposals.

  • A sustainable drainage strategy will be developed to responsibly protect the proposals from any flooding potential.
